- The intending Allotted has applied for the registration for allotment of flat as Krishna Apartment with full knowledge and subject to all
law, notification and rules applicable to this area, which has been explained by the promoters and understand by applicant/allotted.
- The intending Allotted (s) has fully satisfied himself/herself about the interest and title of the Firm in the land, understands all limitations and obligations in respect of it and there will be no investigation of objections by the intending
allotted (s) in this regards.
- It shall be open to the Company to effect suitable necessary alteration in the Layout Plan, as and when requires.
- Transfer or rights and assignment in the agreement in respect of these flats/Space will need the Prior Approval of the Builders. The Transfer charges as Prescribed by the Promoters from time to time will be paid by the transferor at the time of transfer, any change in the name registered originally with the Company will be deemed as transfer for this Purpose.
- The time of payment of installment shall be the essence of this Agreement. It shall be incumbent of the intending
Allotters) to Comply with the terms of payment and other terms and conditions of allotment and sale. In case the installments are delayed, the intending
allotters) shall pay the interest, calculated from the due date of outstanding amount @ 15 % per annum compounded at the time of every succeeding installment. Even then , if the intending
Allotters) fails to pay the 3 (there) shall stand cancelled and he/she shall be left with no lien on the Flats at Krishna Apartment. The amounts, if any, paid over and above the earnest money shall be refunded without any interest by the vendors after adjustment of interest on delayed payments, if any due from the
- The intending Allotters) of the Krishna Apartment shall pay one time maintenance charges maintaining the various services as determined by the firm until the services are handed over to the society. The amount shall be payable by the intending
allotters) in the manner as and when demanded by the Firm.
- The Sale Deed shall be executed and got registered in favor of the intending
Allotters) within the reasonable time after the completion of Krishna Apartment and after receipt from him/her of full sale price and other connected charges. Cost of stamp duty and registration charge etc. and Service Charge or any taxes on Flats by Government as applicable will be extra and shall be borne by intending
Allotters). Legal document will be executed by the advocates appointed by the firm.
- That the Company reserves the right to cancel to booking of any Flat due to unforeseen circumstances beyond the control of the promoters and in that case Company shall refund the money (Without interest) paid against the flat.
- Area of each Flat mentioned is tentative, & it may be changed, the rates charged will be according to the area.
- The intending Allotters) agrees that the possession of the said Flat in Krishna Apartment shall be taken within 30 days from the date of final notice for possession.
- Jaipur Courts alone shall have jurisdiction in all matters arising out of touching and/or concerning this transaction.
